Aedas Homes closed the first half of its 2022-2023 fiscal year (between April and September of this year) with an attributable result of 7.05 million euros, 71% less than a year earlier, with income of 215 million euros, 9% less, and a gross margin of 28.1% in the high estimated range, as reported by the firm on Wednesday.

The company, which achieved a gross operating result (Ebitda) of 21 million euros in the semester, is heading towards meeting the objectives of its Business Plan, since, as planned, it will concentrate most of its deliveries , income and benefits in the second half of the year, a period in which it will deliver more than 2,000 homes.

The number of deliveries for the second semester, added to the more than 500 registered between April and September, will mean a total of more than 2,600 homes delivered, 300 more than in the previous year.

This "high" number of deliveries, as highlighted by the company, will result in revenue at the end of the year that is expected to amount to more than 900 million euros.

"A large part of the developments that we are delivering throughout this year were affected by the 'shock' of the pandemic in 2020, when we were confined and uncertainty paralyzed the economy", highlighted the CEO of Aedas Homes, David Martinez.

"Despite this, we were determined to continue executing the projects to meet our commitments to customers. As of September 30, the company also had 625 completed homes and in the process of handing over the keys," he added.

Aedas Homes has ratified its high visibility for the coming years in the half-year results thanks to a sales portfolio of 4,789 units for 1,490 million euros, 19% more than a year ago.

The company has already sold 96% of the units that it will deliver in 2022-2023 and 66% corresponding to 2023-2024.

Likewise, as he has highlighted, it has once again demonstrated its execution capacity this semester, with close to 6,000 homes under construction, and a great operating pace with 13,890 active homes. In the first six months of the year alone, it launched 1,670 units on the market.

Behind this sales portfolio "there is a resilient client", according to Martínez.

The company has consolidated its position in recent months towards the high demand segment and reaches an average sale price of 396,000 euros, 20% higher than in the same period of 2021.

Parallel to this broad operational development, the promoter continues with its investment activity in land, with a selective approach.

From April to September, it acquired 311 units on finalist land and optioned an additional 900.

As of September 30, the company had a land bank, the vast majority finalists, to develop 17,653 homes.

75% will be delivered between 2022 and 2025, which shows the efficiency of capital use.
