Home sales fell 6.7% year-on-year in May and mortgages 24.3%, according to Registrars

Home sales reached 54,063 operations last May, 6.7% less than in the same month of 2022, while, according to the Real Estate Registry Statistics published this Wednesday by the College of Registrars.

According to the advance of provisional data of the 'Real Estate Registry Statistics' corresponding to the month of May 2023, the number of total sales decreases by 7.2% compared to the same month of the previous year.

Of the 114,265 purchase and sale operations carried out in May 2022, they have gone to 106,063 in May of this year. Likewise, home sales have decreased by nearly 4,000 operations: from the 57,943 registrations in May 2022, it has gone to 54,063 a year later, a decrease of 6.7%.

In relation to the annual evolution of total sales by autonomous communities, increases are observed in four territories, especially in the Autonomous City of Melilla (36.4%), Cantabria (16.5%), Asturias (7.9% ) and Andalusia (0.6%). On the negative side, La Rioja (-34.7%), the Basque Country (-22.1%), Madrid (-21.1%), Navarra (-13%) and the Canary Islands (-12.9%) stand out.

On the other hand, the evolution of the number of mortgages constituted during the last months shows a negative trend, and although a slight recovery was observed in January, since February there have been falls, which have been increasing month by month, and which close to 25% in May.

In terms of total number of mortgages, 43,018 operations were set up in May compared to 55,513 in the same month of the previous year, which represents a decrease of 22.5%, with a negative difference of around 12,500 operations.

Regarding housing mortgages, last May 32,043 operations were constituted compared to 42,311 in the same month of the previous year, a decrease of 24.3% with some 10,200 fewer operations.

In relation to the total mortgages constituted compared to May of last year, they increased more in the Autonomous City of Melilla (230%), Cantabria (13.9%) and Asturias (12.8%), while they fell mainly in Galicia (-34.9%), the Basque Country (-29.6%) and La Rioja (-25.1%).
