Home sales rose 9.7% in October, according to registrars

Home sales reached 48,745 operations last October, 9.7% more than in the same month of the previous year, according to the Real Estate Registry Statistics published this Wednesday by the College of Registrars.

By autonomous community, only four of them registered fewer home sales in October of this year than in the same month of 2021: the Balearic Islands, with a year-on-year decrease of 20.9%; La Rioja (-11.8%); Castilla-La Mancha (-1.5%) and Cantabria (-0.7%).

At the other extreme, with the greatest year-on-year increases in home sales, were the Canary Islands (35.1%), Extremadura (25.5%), the Basque Country (21.4%) and the Valencian Community, where operations increased 17.7% compared to October 2021.

According to the registrars, in October 89,842 total sales were recorded, including those of housing, a figure 1.6% higher than that of the same month last year and which contrasts with the slight interannual decrease experienced in September.

The Association of Registrars emphasizes that, analyzing the data for total sales and housing, "a better resistance in housing sales" can be seen, since its growth in October was more significant than that experienced by total sales. "The general trend for 2022 is for a slight slowdown in increases, already below two digits in both modalities," he points out.

The Real Estate Registry Statistics also reflect an increase in home mortgages. In October, these rebounded by 13% year-on-year, to a total of 38,684, accelerating the growth experienced in September by ten points.

Three communities registered year-on-year declines in the constitution of home mortgages in October: Castilla-La Mancha (-28.6%); Murcia (-6.5%) and Castilla y León (-4.2%). The rest of the regions presented growth compared to October 2021, especially the Canary Islands (47.7%); Basque Country (39.8%) and Aragon (38%).

Total mortgages, including those signed for housing, increased by 9.9% year-on-year in October, reaching 51,241. The increase experienced in the tenth month of the year contrasts with the year-on-year decline in September, when mortgages fell by 1.2%.

The Association of Registrars points out that, for the moment, mortgages maintain a "greater resistance" than sales. "Housing seems to have a better performance, keeping the variation rates between homes and totals closer to what is observed in sales," he concludes.
