The General Council of the Official Colleges of Real Estate Agents of Spain (COAPI) has ruled out this Thursday a "price war" by real estate agents in rental operations.

The Housing Law, whose entry into force has been three months old, establishes the charging of the owner instead of the tenant of the fees of real estate professionals for the intermediation services provided in rental operations.

In this sense, Francisco Nomdedeu, member of the General Council and president of the COAPI of Castellón, denies that there will be a "price war" by real estate companies to attract owners in terms of rentals.

"Real estate companies will offer an even wider range of services in terms of necessary documentation, tax management or contracting of services such as non-payment insurance or alarm installation, among others, with the aim of providing all the professional advice that, now more than The owner of a leased property will never need to comply with the new legislation in force and adapt to it," he stated.

Likewise, the COAPI denies that there will be "mass closures" of real estate agencies due to this change in the law, but it does not rule out that some agencies that only worked in the rental segment should change their business model from now on and even enter in the sales segment.

"We are a sector that quickly adapts to the environment and circumstances, so I think there will be few closures," Nomdedeu assured.

Property agents warn that there has been a "considerable" drop in the supply of rental homes on real estate portals, so tenants will have more difficulty finding a home to rent.
