Spain has closed the first quarter of 2023 with a quarterly increase of 4.7% in the price of rental housing and a year-on-year rise of 9.7%, according to data from the Real Estate Index published this Monday by Fotocasa.

These increases detected at the end of the month of March place the price of rental housing at 11.55 euros per square meter per month and mark, one more month, a new maximum price of rental housing.

"The rent is going through a situation of overpricing, by setting a record, practically every month that passes," they warn from the real estate portal. The reduction in supply is the main reason that generates a rise in prices, but also a demand that, far from moderating, remains strong in practically the entire territory, as explained in the report.

In the autonomous communities this first quarter of 2023 occurs with 14 quarterly increases and 16 year-on-year increases. In March, nine of them have exceeded their maximum prices and they are: Madrid (16.25 euros per square meter per month), the Balearic Islands (15.96 euros/m2 per month), Catalonia (15.68 euros/m2 per month), Canarias (11.90 euros/m2 per month), Navarra (10.71 euros/m2 per month), Comunitat Valenciana (10.61 euros/m2 per month), Andalusia (9.51 euros/m2 per month), Castilla and León (8.22 euros/m2 per month) and Extremadura (6.22 euros/m2 per month).

The order of quarterly increases is led by the Balearic Islands (12.7%), followed by Cantabria (6.4%), the Canary Islands (5.7%), Castilla y León (5.4%), Madrid (5.4% ), Catalonia ( 5.1%), Valencian Community ( 4.8%), Castilla-La Mancha ( 3.2%), Andalusia ( 3.1%), Navarra ( 3.1%), Extremadura ( 3, 0%), Region of Murcia (2.9%), Asturias (2.4%) and Galicia (2.0%).

Regarding the ranking of prices by communities, for Madrid you pay 16.25 euros per square meter. It is followed by the communities of the Balearic Islands (15.96 euros/m2 per month), Catalonia (15.68 euros/m2 per month), the Basque Country (13.78 euros/m2 per month), the Canary Islands (11.90 euros/m2 per month), Cantabria (10.98 euros/m2 per month), Navarra (10.71 euros/m2 per month), Comunidad Valenciana (10.61 euros/m2 per month), Andalusia (9.51 euros/m2 per month), Aragón (8.83 euros/m2 per month), Asturias (8.58 euros/m2 per month), Castilla y León (8.22 euros/m2 per month), Galicia (8.12 euros/m2 per month), Region of Murcia (7.89 euros/m2 per month), La Rioja (7.64 euros/m2 per month), Extremadura (6.22 euros/m2 per month) and Castilla-La Mancha (6.10 euros/m2 per month).
