The purchase and sale of housing by non-resident foreigners increased by 43.9% in 2022

The purchase and sale of housing by non-resident foreigners increased by 43.9% in 2022, up to 63,050 operations, according to provisional data from the real estate transaction statistics of the Ministry of Transport, Mobility and Urban Agenda (Mitma), consulted by Europe Press.

For their part, sales between Spaniards not residing in the country grew by 2.21%, to 4,039 operations.

Real estate operations between foreigners also increased more than those carried out by Spanish residents.

Purchases by foreigners residing in Spain increased by 20.85% in 2022, to 71,542 operations, while those made by Spanish residents increased by 1.76%, to 577,281 transactions.

Castilla-La Mancha was the Autonomous Community in which purchases and sales between non-resident foreigners increased the most. In total, in 2022, 181 transactions were recorded, which compared to the data for 2021 represents an increase of 235.18%.

The figures for Castilla-La Mancha are driven by the growth registered in Toledo, of 495.65% year-on-year, going from 23 sales by non-resident foreigners in 2021 to 137 in 2022.

La Rioja was in second place, with an increase of 111.11% and 19 operations carried out by non-resident foreigners.

However, in absolute numbers, they lead the Valencian Community, with 23,574 home sales between non-resident foreigners, 57.39% more than in 2021, and Andalusia, with 16,063 transactions, 33.5% more year-on-year.

The Canary Islands led the growth in home sales by resident foreigners in 2022, with a year-on-year rise of 44.4%, to 4,498 operations.

Extremadura was in second position, with a year-on-year rise of 34.74% and 23 sales in 2022.

In addition, home sales by resident foreigners also registered a notable rise in the autonomous city of Melilla, where 28 operations were recorded in 2022, 40.74% more than in 2021.

In absolute terms, the autonomous community with the most sales among resident foreigners was the Valencian Community, with 17,030 operations in 2022, 28.76% more than in the previous year, followed by Catalonia, with 13,825, 22.17%.
