The sale of homes fell by 7.3% in January, according to notaries

The number of home sales decreased by 7.3% in the interannual rate last January, reaching 44,569 operations, while the average price per square meter stood at 1,627 euros, 1.7% less than in January 2022, according to data from the General Council of Notaries published this Wednesday.

By type of home, sales of flats fell by 7.3% year-on-year, to 34,082 units, while sales of single-family homes decreased by 7.6% year-on-year, to 10,487 units.

The prices of the apartments fell by 2.2% last January compared to the same month of 2022, reaching 1,804 euros per square meter, while the price of single-family homes stood at an average of 1,304 euros per square meter, with a decrease of 1.2%.

By autonomous community, the sale of homes fell in 14 of them in the interannual rate and only rose in Extremadura (5%), Comunidad Valenciana (4.9%) and Galicia (0.8%). Among the decreases, the most pronounced were registered by the Balearic Islands (-27.8%), the Basque Country (-18.5%), Madrid (-18.2%), Navarra (-16.2%) and Cantabria (-16 ,1%).

For its part, the price per square meter fell by 1.7% year-on-year at the national level last January. In ten communities prices increased and in seven they fell, mainly in Navarra (-21.7%) and the Balearic Islands (-20.7%).

The largest price increases, on the other hand, were registered in La Rioja (35.2%), Madrid (8.9%), the Canary Islands (8.4%) and Cantabria (7.9%).

For their part, mortgage loans for house purchase fell by 16.1% year-on-year last January, to 20,758 operations. The average amount of these loans decreased by 4.1% year-on-year, standing at 146,181 euros.

The percentage of home purchases financed by a mortgage loan stood at 46.6% last January. In addition, in this type of purchase with financing, the amount of the loan represented an average of 71.3% of the price.

At the regional level, mortgage loans for the purchase of housing did not grow in any community and exceeded negative rates of 20% in Navarra (-27.4%), Castilla y León (-24.6%), the Basque Country (-22 .7%) and Madrid (-22.4%).
