The sale of homes increased by 0.8% in September, according to notaries

The number of home sales increased by 0.8% year-on-year during the month of September, reaching 55,968 operations, while the average price per square meter stood at 1,633 euros, 6.1% more than in September of 2021, according to data from the General Council of Notaries published this Wednesday.

By type of home, sales of flats increased by 3% year-on-year, to 42,689 units, while sales of single-family homes decreased by 5.7% year-on-year, to 13,279 units.

The prices of flats rose 3% compared to the same month of the previous year, reaching 1,799 euros per square meter, while the price of single-family homes stood at an average of 1,350 euros per square meter, with a 11.5% increase.

By autonomous communities, the sale of homes grew in nine of them and fell in eight. The greatest advances were recorded by the Basque Country (10.5%), Asturias (9.8%), the Canary Islands (9.4%), the Valencian Community (9.3%) and Murcia (6.1%). At the other extreme, with the greatest decreases, are Cantabria (-29.6%), La Rioja (-17.1%), Navarra (-13.3%) and the Balearic Islands (-12.8%, all of them with double-digit drops.

For its part, the price per square meter rose by 6.1% year-on-year at the national level in the month of September. Prices increased in twelve communities and only fell in Navarra (-23.5%), La Rioja (-6%), the Balearic Islands (-4.4%), Castilla y León (-4.4%) and Asturias (- 0.5%). The largest increases, by contrast, were recorded in Murcia (19.7%), Castilla-La Mancha (18%), Madrid (14.3%) and Catalonia (12.1%).

In September, mortgage loans for house purchase fell by 1.9% year-on-year, to 25,904 operations. The average amount of these loans fell by 0.1% year-on-year, to 149,883 euros.

The percentage of home purchases financed by means of a mortgage loan stood at 46.3% in September. In addition, in this type of purchase with financing, the amount of the loan represented an average of 72.3% of the price.

At the regional level, mortgage loans for house purchase rose in eight communities. The greatest increases were experienced by the Balearic Islands (14.9%), Catalonia (4%) and the Valencian Community (3.9%). On the opposite side, the greatest decreases occurred in Cantabria (-35.4%), Navarra (-16.4%) and Madrid (-11.9%).
