Madrid, February 20, 2023.- Gestilar, a real estate group chaired by Javier García-Valcárcel, and DWS consolidate their business relationship by signing an agreement to develop a new residential development for rental. Gestilar closed the operation of the land located in Valdebebas (Madrid), at the end of 2022, and has now reached an agreement with DWS for the development of this turnkey project that will consist of 130 homes.
With this new Build to Rent project in Valdebebas, both entities reaffirm their commitment to affordable and quality housing, with a portfolio of joint projects totaling 1,400 homes and including developments in Badalona (Barcelona), Getafe and the Ensanche de Vallecas.
The management of this housing portfolio falls within the framework of the partnership that DWS has with Urban Input Group and its management platform, Bialto, helping to solve the shortage of rental supply in the Spanish market.
The operation reaches an estimated price of 30 million euros and has had the advice of Colliers, a leading global company in advisory services and investment management in real estate.

130 multi-family homes and large common areas
Following one of the most important premises for Gestilar, this new project, which will be located on plot 177B in Valdebebas, has an exceptional location, located on the front line of the Felipe VI Forest Park, called to be one of the main green lungs of the periphery of the capital.
The good location, added to the set of attributes that define the demanding seal of quality that Gestilar applies to all its new construction projects -such as design, architecture and attention to detail-, will be the differential aspects of this project. The promotion will have 13,000m2 of built residential area, distributed in 130 homes with 1 to 3 bedrooms with a terrace, garage, storage room and large common areas, another of the hallmarks of the complexes developed by the promoter, which will house a swimming pool, coworking , paddle tennis court and green areas, among others.

The deadlines initially foreseen in this preliminary stage of development of the project place the start of the construction works in the summer of 2023 and the delivery of the homes in 2025.

Buildings certified with the BREEAM seal integrate benefits for the inhabitants of the homes, reducing maintenance costs, improving levels of well-being and comfort, thus reducing the environmental footprint. This can mean a reduction in C02 emissions of up to 56% and savings in water consumption of up to 35% at maximum levels, according to the certifier itself.
