Rents have increased in 16 autonomous communities during the last month, with the only exception of Navarra (-0.1%)

The price of rental housing closes January with an increase of 10.8% compared to the same month of the previous year, reaching 12.4 euros per square meter, which represents the highest rental price in Spain in the series historical.
This price also represents an increase of 1.8% compared to December and a 4.5% increase in the quarter-on-quarter rate, according to the latest data prepared by the Idealista real estate portal.
By territory, rents have increased in 16 regions during the last month, with the only exception of Navarra (-0.1%). On the contrary, Extremadura leads the increases (2.3%), followed by Catalonia (2%), Galicia (2%), Community of Madrid (2%), Cantabria (1.9%), Canary Islands (1.5%). %), Euskadi (1.1%) and Andalusia (1.1%).
Below an increase of 1% are the Valencian Community (0.9%), Castilla-La Mancha (0.9%), La Rioja (0.8%), the Balearic Islands (0.6%), the Region of Murcia (0.4%), Castilla y León (0.3%), Aragón (0.2%) and Asturias (0.1%).
In this way, the regions with the most expensive price are the Community of Madrid (16.5 euros) and Catalonia (16.4 euros). They are followed by the Balearic Islands (16.2 euros), Euskadi (13.4 euros) and the Canary Islands (13euros). On the opposite side, Extremadura (6.4 euros) and Castilla-La Mancha (6.7 euros), which are the most economical communities.
By province, the rental price increases by 38 compared to that registered in the previous month. The largest increases have been experienced in Segovia (4.2%), Pontevedra (4%), Lugo (3.3%), Cuenca (3.3%) and Cáceres (2.7%).
On the opposite side, the provinces that have experienced the greatest decreases in income are Soria (-2.3%), Zamora (-1.9%), Jaén (-1.3%), Valladolid (-1.3% ) and Salamanca (-1.2%).
Thus, Barcelona (17.8 euros) remains the most expensive province, surpassing Madrid (16.5 euros) and the Balearic Islands (16.2 euros). They are followed by Guipúzcoa, with 15.6 euros and Málaga, with 13.8 euros.
On the contrary, Jaén (5.5 euros) together with Zamora (5.7 euros), Cáceres and Ciudad Real (6.1 euros in both cases) are the most economical provinces.
Regarding the main cities, the behavior of rents has been mainly upward. Thus, it increases in San Sebastián (2.1%), Palma (2%), Madrid (1.8%), Seville (1.6%), Barcelona (1.3%), Bilbao (1.1%). , Málaga (0.9%) and Valencia (0.8%).
For its part, Alicante (-0.5%) becomes the only one of the large cities analyzed by Idealista in which rent drops during the month of January.
From the real estate portal, they have indicated that all the Spanish capitals have registered prices higher than those reached during 2008, either in this month of January or in the last semester.
