The Minister of Housing and Urban Agenda, Isabel Rodríguez, has stated that "tourist accommodation in stressed areas must be limited" to guarantee access to housing and has estimated that in May ICO guarantees will be available to cover up to 20% of the mortgage loan for young people under 35 years of age and families with dependent minors.

During an interview on Cadena SER reported by Europa Press, the minister advocated limiting tourist accommodation in stressed areas because this rental model is putting pressure on the residential market.

"I want, together with the Minister of Industry, to meet with the autonomous communities on this matter, because I do not want to enter into their powers, but this is my concern. It is my concern because it is putting pressure on the residential market," he said. the head of Housing, who has stressed that temporary rentals will also be "pursued."

Likewise, he stressed that there are autonomous communities, such as Catalonia, Andalusia or the Canary Islands, that are "taking steps" in this matter because they are aware of this reality. "I think everyone is going to end up addressing it," she stressed.

Asked when the 20% ICO guarantees will be available to cover the mortgage loan for young people under 35 years of age and families with minors in their care, Rodríguez has indicated that she "calculates" that they will already be available in financial institutions to be able to be assumed throughout the month of May.

Likewise, he assured that "large financial entities" in Spain have expressed to the Ministry of Housing their interest in joining this policy and "even improving their mortgage products by taking advantage of this guarantee."

In relation to the rent limit in stressed areas, Rodríguez has recognized that, although there are autonomous communities that do not want to take advantage of the measure, especially "the communities of the Popular Party", which have "at the head of the banner the president of the Community of Madrid, Isabel Díaz Ayuso", the councilors do show interest in joining the measure.

"Despite Ayuso's banners, I have found, when I sit down with the councilors, I have found unanimity in the measures that we are proposing, above all, because the investment effort is being made by the State" , he detailed.

Likewise, he has stated that the Ministry of Housing will exercise "all powers" and, in compliance with the Housing Law, they will intervene in stressed areas if necessary.

"The Housing Law tells me that when a stressed area is declared, the State can intervene in a differentiated manner with other areas. If they do not do so, I will intervene in a differentiated manner with the areas that comply with the law and I will not do so with those that do not comply," he stressed.
