The average price per square meter of land stood at 160.5 euros in the third quarter of the year, 6.8% more than in the same period of the previous year and 3.9% more than in the second quarter. of the year, according to data from the Ministry of Housing and Urban Agenda collected by Europa Press.

There have only been decreases in five autonomous communities in the interannual rate, specifically, in Aragon (-29.6%), the Basque Country (-22.3%), Navarra (-8.7%), Castilla-La Mancha (- 5.9%) and the Balearic Islands (-1%). In the rest of the communities, the price per square meter of land has increased, with the most notable increases in Galicia (77.8%), Murcia (37.7%) and Madrid (30.2%).

However, the most expensive average price has been recorded in the Balearic Islands (332.7 euros per square meter), Madrid (297.5 euros per square meter) and the Canary Islands (250.6 euros per square meter).

In municipalities with more than 50,000 inhabitants, the average price per square meter has increased by 22.6% between July and September, standing at 264.1 euros per square meter.

Specifically, the highest prices, within these municipalities, have been recorded in Pontevedra (514.4 per square meter), Madrid (471.4 euros), Álava (463 euros), Málaga (451.3 euros) or Girona (416.5).

On the contrary, the lowest average prices have been recorded in the provinces of Murcia (72.7 euros per square meter), A Coruña (83.9 euros), Valladolid (100.4 euros), Ciudad Real (125.9 ) and León (161 euros per square meter).

The number of transactions carried out in the third quarter of the year was 4,269, 26.9% less than a year ago, when 5,838 plots were transmitted, and 29.5% less than those carried out in the previous quarter (6,057 ).

Depending on the size of the municipality, between July and September, 404 transactions were carried out in municipalities with less than 1,000 inhabitants, 27.5% less than in the same quarter of the previous year, while in municipalities with between 1,000 and 5,000 inhabitants 1,081 plots were sold (-17.2%).

For its part, in municipalities with between 5,000 and 10,000 inhabitants, the number of transactions was 656 (-44.6%), compared to the decrease of 23.6% that has been registered in municipalities with between 10,000 and 50,000 inhabitants. , where transactions amounted to 1,333.

By autonomous community, of the total number of transactions, Andalusia (980) stands out as the region in which the highest number of transactions have been recorded. Behind them are Catalonia (687), Castilla-La Mancha (619) and the Valencian Community (371).

The third quarter of 2023 closed with a total of 4.4 million square meters of transmitted surface, which represented 640.6 million euros.

Furthermore, compared to the third quarter of 2022, the interannual variations represent 36% less transmitted surface area and 32.6% less value.
