Barcelona is the city in which the most income is necessary to rent and Palma in the case of buying it

The net family income necessary to rent a home is 46% higher than that needed to buy it, as revealed by a study carried out by Idealista.
Thus, the report concludes that the income necessary to rent a two-bedroom home and not exceed the recommended threshold of 30% of income is 31,550 euros net annually, 46% more than what is necessary for the quota. mortgage in the case of buying the same home, which stands at 21,561 net euros, to which minimum savings of 43,467 euros should be added.
Among the large markets, Valencia is the one that registers the greatest difference between the net income required for renting and purchasing, as it stands at 56%. They are followed by Barcelona (39%), Seville (33%), Bilbao (32%), Madrid (24%) and Málaga (15%).
In San Sebastián and Palma the essential family income for renting is lower than for buying: in San Sebastián it is 12% lower, and in Palma 10%. The only city in which this phenomenon is repeated is Granada (-3%).
The greatest distance occurs in the city of Huelva, where the difference is 81%. Next are Lleida (77%), Jaén (71%) and Murcia (66%).
Barcelona is the city where a higher net income is required to access a rented home: 59,125 euros net. On the opposite side is Ciudad Real, with 17,840 euros net income to rent a two-bedroom home.
Regarding the income necessary to buy, not including the savings necessary to cover the 20% down payment and 10% expenses, Palma is the most expensive city, with 56,652 euros net. On the other hand, the cheapest is Jaén, with 11,873 euros.
The city where the amount of savings that needs to be contributed is highest is Palma, since it reaches 114,211 euros for a two-bedroom home, followed by San Sebastián with 108,817 euros. Below 100,000 euros in savings are the cities of Barcelona (85,595 euros), Madrid (82,951 euros) and Málaga (65,124 euros).
For its part, Jaén is the city in which the least savings are necessary (23,936 euros), followed by Huelva (25,501 euros) and Palencia (26,309 euros).
