The sale of homes registers its best August in 15 years with 57,327 operations, 14.9% more

The sale of homes rose 14.9% last August compared to the same month of 2021, to add 57,327 operations, its highest figure in a month of August since 2007, when 58,800 sales were exceeded, as reported by this Wednesday the National Statistics Institute (INE).

With the year-on-year advance in August, the sale of homes has chained 18 consecutive months of positive rates. The growth of operations has expanded by almost seven points compared to the year-on-year rise in July, when home sales increased by 8%.

The year-on-year growth in home sales in August was a consequence of the 17% increase in operations on used homes, up to 47,206 sales, and the rise, by 6.1%, in operations on new flats, up to a total of 10,121 transactions.

92.6% of the homes transferred by sale in the eighth month of the year were free homes and 7.4%, protected.

The purchase and sale of free homes rose by 16% year-on-year in August, to 53,100 operations, while that of protected homes increased by 2.7%, adding a total of 4,227 operations.

According to the INE, almost seven out of ten home sales made in August (68.8%) were made between natural persons. In total, 39,448 operations of this type were carried out between natural persons in August, 11.4% more than in the same month of 2021.

In monthly terms (August over July), the sale of homes increased by 6.7%, its highest rise in a month of August in the last five years.

In the first eight months of the year, the sale of homes has increased by 20%, with increases of 22.8% in the case of second-hand homes and 8.7% in new homes.

ANDALUCIA, AT THE HEAD OF SALES

Last August, the highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (212), Andalusia (190) and Cantabria (177).

In absolute values, Andalusia was the region that carried out the most home transactions during the eighth month of the year, with 12,797 purchases, followed by Catalonia (8,717), the Valencian Community (8,553) and Madrid (7,070).

Fourteen communities sold more homes in August than in the same month of 2021. The largest year-on-year increases were in the Canary Islands (52.8%), Asturias (30.5%), Aragón (26.7%), Andalusia (23.5 %) and the Basque Country (20.8%), while the most moderate corresponded to Extremadura (2%), the Balearic Islands (4%) and Castilla y León (8.3%).

By contrast, the sale of homes fell in August in three regions: Navarra, where operations fell by 8.6% compared to the same month last year; La Rioja (-8.1%) and Madrid, with a year-on-year decline of 4.3%.

THE TOTAL NUMBER OF PROPERTIES TRANSMITTED INCREASES BY 1.1%

The farms transmitted in the property registries, coming from public deeds carried out previously, reached 179,013 last August, 1.1% more than in the same month of 2021.

By sale, 8.4% more properties were transferred than a year before, while those transferred by donation fell by 23.9% annually; those transmitted by inheritance decreased by 3.8%, and operations by swap fell by 40.6%.

89.5% of purchases in August corresponded to urban properties, which includes homes, and 10.5% to rustic properties. Sales of urban properties increased by 10.9% year-on-year, while those of rustic properties fell by 9.5% compared to August 2021, to total 11,083 operations.
