Guadalajara, February 27, 2024.- The Henares Corridor, through its main communication artery, the A2 highway, has become the greatest exponent of logistics development in Spain. In this interview we speak with Raúl Esteban Herranz, general director of Jesthisa, which has positioned itself as one of the most prominent companies in industrial and residential real estate development in the area.

To begin, could you tell us a little about the history and origin of Jesthisa in the real estate sector and how the company has evolved to become a benchmark in the Henares Corridor?

Jesthisa has more than 62 years of experience. Since then, we have experienced constant growth, with the vision of offering comprehensive solutions adapted to the needs of the real estate market in the Henares Corridor, positioning ourselves as a benchmark in management.

Currently, our areas of activity cover construction and the comprehensive development of urbanization, building, civil and industrial works solutions.

What would you say have been the main factors that have driven the expansion of the industrial logistics sector in Guadalajara in recent years?

Without a doubt, Guadalajara's strategic location, its excellent transportation infrastructure and the growing demand for logistics services have been the main drivers of this growth.

The proximity to important communication routes and logistics nodes, such as the Henares Corridor and the Dry Port of Azuqueca, have turned Guadalajara into a first-class logistics enclave.

How has this growth of the logistics sector impacted the local economy and job creation in the region?

The growth of the logistics sector has had a significant impact on the local economy, generating increased business activity and attracting both national and international investments.

This has generated numerous jobs, both direct in companies in the sector and indirect in related sectors, which has contributed to the socioeconomic development of the region.

It is interesting how the growth of the logistics sector is related to the demand for housing in the area. Could you tell us more about this interconnection and how Jesthisa has approached this situation?

Of course. The growth of the logistics sector has boosted the demand for housing in the Henares Corridor, since many of the people employed in this sector seek to reside near their workplaces. Jesthisa has identified this need and has developed strategies to offer comprehensive solutions that cover both the demand for logistics parks and housing, thus contributing to the balanced and sustainable development of the region.

What type of turnkey solutions does Jesthisa offer in the field of logistics parks and housing developments?

Our turnkey solutions are characterized by their high quality and efficiency. In the case of logistics parks, we offer complete infrastructure adapted to the needs of our clients, from the acquisition of the land to the delivery of the warehouse ready for its activity. Regarding housing developments, we focus on developing innovative and sustainable projects that satisfy market demands and improve the quality of life of their inhabitants.

In this sense, the development of the Moyarniz industrial estate is undoubtedly one of the most significant emblems of the focus that large funds and logistics operators are having in Guadalajara.

The Moyarniz industrial estate with its development of almost 320,000 m² is an emblematic project for Jesthisa.

With the imminent completion of Phase II and the delivery of Warehouse B, which occupies an area of 47,282.04 m² on a plot of 72,120.00 m², we are at a clear point of consolidation of the entire area of influence between the terms of Guadalajara and Cabanillas del Campo, as the current and immediate future main nucleus of logistics development in the Henares Corridor.

Could you tell us about Jesthisa's commitment to purchasing land and developing housing developments, especially in Cabanillas del Campo and the city of Guadalajara?

Of course. Jesthisa has invested heavily in the purchase of land and the development of housing developments in Cabanillas del Campo and the city of Guadalajara, two areas with great potential for growth and demand for housing. Our projects in these locations are characterized by their quality, innovative design and commitment to sustainability, which has allowed us to consolidate ourselves as a benchmark in the real estate market in the area.

How does Jesthisa integrate innovation and sustainability into its real estate projects?

Innovation and sustainability are fundamental pillars in all our projects.

From the design phase to construction and management, we strive to incorporate the latest technologies and responsible environmental practices. This allows us to offer cutting-edge solutions that respect the environment and adapt to the changing needs of our clients.

Finally, what are the next steps and future vision of Jesthisa in the development of the real estate and logistics sector in Guadalajara?
